How the Appeals Builder works

1. Upload your refusal decision notice (PDF or text) and your original application documents (Design & Access Statement, drawings).
2. The tool extracts likely reasons for refusal (e.g., design/scale, neighbour amenity, highways, heritage) and maps them to grounds.
3. We scaffold a Wheatcroft‑safe appeal statement (no materially different scheme) with suggested offered conditions where relevant.
4. You download a ZIP containing: MD and DOCX statement, draft conditions, comparator table (CSV), appendix index, and placeholders for your evidence.
5. Check everything and submit via your planning portal. Always verify deadlines and procedure on the Planning Inspectorate’s website.
